Buying Property in Montenegro – A Guide for Foreign Buyers

Buying property abroad can often seem complicated, but in Montenegro the process is relatively simple and transparent.
The first step is finding a suitable property. Buyers most often choose between apartments, villas, land, or investment projects. After selecting a property, the next step is reservation and document verification.

It is very important to check ownership, urban planning conditions, and any encumbrances on the property. A professional real estate agency plays a key role in this step, ensuring that everything is legally clear before the purchase.

After that, a preliminary contract is signed and a deposit is paid, followed by the preparation of the main purchase agreement, which is notarized.

The buyer becomes the owner of the property after registration in the cadastre. The process is usually fast and efficient.

One of the advantages of buying in Montenegro is the low property transfer tax, which is 3% for existing properties, while for new developments this tax is often not applied as VAT is already included.

Monte Elite provides full support to clients – from property selection, legal verification, and price negotiations to the final completion of the purchase.
